Our Cranberry Creek Community is now in its twenty-first year. The Board faithfully works at maintaining and safeguarding those elements of our common property (namely those specified as amenities at the time of a home sale—its structures, walkways, pool, recreational features, etc.) thereby extending the useful life of Cranberry Creek while upholding its value. To that end, attention, action, repair, beautifying, and/or maintenance in 2024 were assigned to the following: concrete slabs, specifically those located between the pool and the first set of pavers surrounding the pool, were lifted to reduce the potential for tripping; Clubhouse windows, where the thermal seals failed which created a hazy appearance, were repaired and/or replaced; several pieces of Fitness Center equipment were replaced along with a new piece of equipment added; the horseshoe pits were rebuilt; common property trees on the path between Ivy Creek Drive and the Pavilion that had fallen or were about to fall were removed; the tennis court, pavilion, and bocce border fencing were power washed. These were the major items addressed in 2024.

Likely upcoming projects for 2025 are:
  • Replacing the worn rug in Carl’s office with laminate flooring.
  • Power washing the Clubhouse with an assessment of the Clubhouse white wood trim that may need painting.
  • Removal of several fallen (or about to fall) trees located on the Clubhouse side of the Ivy Creek Drive common area between Crestview Court and Winding Wood Drive, as well as identifying and taking the necessary action for other common property trees deemed hazardous in the community.
  • Removal and replacement of mulch nearest the Clubhouse with river rock to comply with the latest NJ Fire Code regulation effective beginning April 2025 regarding mulch. This action will also offer long-range cost savings to the community.
  • Realizing the completion of the property survey of Cranberry Creek’s perimeter to assist in determining what areas of our property, if any, will allow the necessary distance to create fire breaks. Regarding Firewise, the committee will continue removing undergrowth in the common property areas of our Community to decrease the potential for fire hazards.
  • Ongoing assessment by the Board of our Community’s common property areas concerning necessary improvements.
