The Cranberry Creek Annual HOA Board Meeting was held on January 15, 2025. During the meeting, the election to fill the two open seats on the Board of Trustees was held. Janice Ford and Roy Chrobocinski, who were current Board Trustees, were the only candidates running. Following the established rules set by the CC HOA By-Laws, it was necessary to have residents in “good standing,” as verified by our Association Manager, Carl Gustavsen, submit their ballots before the Annual Meeting. This was done because a quorum of votes (25% of the 288 authorized votes, or 72 votes) was required to make the election official. Within the Annual Meeting, the sealed ballots were opened, and the votes tallied and verified. The two candidates were re-elected to a new two-year term.
Following the Annual Meeting, Board members met privately to discuss the re-organization of the Board for 2025. Board members voted that all would continue in their present positions. Therefore, the 2025 CC HOA Board positions are filled as follows:
President: Roy Chrobocinski
Vice President: Janice Ford
Secretary: Karen Verriest
Treasurer: Ken Pires
Trustee: Paul Pieschl
During the Annual Meeting, each Committee and several clubs offered a report on its activity (space here does not allow details to be provided). Listening to the reports was inspiring. It confirmed that so many residents of our Community were and are willing to offer their skills and talents for the benefit of all. The Board, along with the larger Community, is extremely grateful for everyone who is willing and able to volunteer. Thank you!
The following is an update regarding the Otis Bog Road 2023 tragic dirt-bike accident:
On December 20, 2024, the CC Community received a letter from our insurance company’s lawyer who represented our Community regarding the tragic Otis Bog Road dirt-bike accident in April of 2023. An excerpt from the lawyer’s letter reads as follows:
“This letter is to advise you that the above matter settled at Mediation. We made no contribution to the settlement as Cranberry Creek HOA had no liability for this unfortunate accident. We are closing our file at this time but want to thank you for your cooperation during the litigation process which we know is difficult. We have a very good outcome in this matter. We want to thank you for being a valued customer.”
During the investigation, the Board provided the necessary written responses to the plaintiff's “Notice to Produce.” This accounting, along with information given by Laura Ciocca, a Community resident, who “saw something and said something,” was valuable in the gathering of facts regarding the events of this tragedy. The Board thanks Laura for being a concerned resident who was willing to come forward and speak up when details were needed.
